Cleaning quotes in Toronto vary more than most people expect. Two companies can look at the same two-bedroom condo and land 40% apart, and neither of them is necessarily wrong. They are usually pricing different work.

What actually drives the price

Bedroom count is the number everyone asks for, but it is a poor predictor on its own. Time on site is what you are paying for, and time is driven by a handful of factors.

  • Bathrooms. Each additional bathroom adds meaningful hands-on time — tubs, glass, grout and fixtures are all manual work.
  • Condition. A home cleaned last month is a fraction of the effort of one that has not seen a professional clean in a year.
  • Frequency. Weekly service carries the lowest per-visit rate because there is less to recover each time.
  • Pets and occupancy. Hair and daily traffic add time to floors and soft furnishings.
  • Surfaces. Natural stone, unsealed hardwood and glass-heavy condos need slower, more careful methods.

Flat rate versus hourly

Flat-rate quotes are easier to budget and protect you if the job runs long. Hourly is fairer on unusual homes but can drift. The safest arrangement is a flat rate quoted after the company has actually seen photos or done a walkthrough — not a number generated from bedroom count alone.

The questions worth asking

  • Is this a firm price or an estimate that can change on the day?
  • How many cleaners are coming, and for how long?
  • Are supplies and equipment included?
  • Is the company insured, and are cleaners background-checked?
  • What happens if something is missed?

Where the cheapest quote costs more

The lowest quote in a Toronto search is often an uninsured solo operator or a platform matching whoever is available that day. That can work out fine. It can also mean a different person every visit, no recourse if something is damaged, and a clean that has to be redone.

Insurance, background checks and a written guarantee are not overhead you are paying for by accident. They are the difference between a service and a gamble.

Deep clean first, then maintain

If a home has not been professionally cleaned in six months or more, one deep clean followed by a standard recurring plan is almost always cheaper over a year than repeatedly booking one-time cleans. The deep clean resets the build-up; the plan keeps it from returning.
